Student Lettings

We currently have shared acommodations for students in South East London (SE18) and in locations such as Wimbledon, Lewisham, Charlton, Eltham, Newham to name a few.

This is the most popular form of accommodation for students because it allows them to live independently and without the supervision of parents or other adults, apart from the landlord or letting agent for usual rent collection and general property inspections. If you are considering letting your property with 3 or more bedrooms, Greens Lettings can handle that for you. We’ll take care of the paperwork and the money side of things and, as your agent, we keep very high standards about how a property must be used and maintained. Advantages of Letting to Students

First of all, student numbers are growing! Renting to students yields a much higher revenue compared to letting property to a single tenant. Simply put: more sharers in a house = higher rental density. If you have a 3-bedroom house, for example, the living area may be let as an extra room, which means 4 tenants instead of just 3. Students, unlike professionals, are generally less fussy and are more amenable to living in areas where properties are less expensive. And as you may know, accommodations nowadays are extremely expensive; letting to students can generate a much higher rental yield for property owners. 

Letting Agent Fees

There are various fees that may be charged (and waived) by various letting agents to their tenants. Not all apply, and the list below should only be used as a guideline as fees can vary depending on agency, property, location and other factors. In general, letting agent fees amount to about 10%. This can rise to 15% depending on how many other services a landlord requires from a letting agency. Other services a landlord may require from a lettings agency can include: marketing, rent collection, background & credit checks, inspections, property maintenance, payment of utilities, etc.
